Added in-depth guides for two of the biggest cross-border flows: British citizens buying in France (frais de notaire, the post-Brexit 90/180 limit and long-stay visa, second-home taxes, forced heirship) and Hong Kong buyers in the UK (the layered stamp duty, the BN(O) route to settlement, leasehold vs freehold). They join the existing set of corridor guides.
Each free calculator now carries a short FAQ answering its core question — how IMT is worked out in Portugal, whether non-residents pay extra UK stamp duty, how rental yield is taxed — so you get the context without leaving the tool.
A round of accessibility fixes: every animation now respects your system's reduced-motion setting, dialogs trap keyboard focus and restore it on close, you can copy key report figures and clear the analyse box with a keystroke, and menus, segmented controls and report tabs now expose the correct roles to screen readers.
You can now start with a $9 First-Look brief at the free Quick Check instead of jumping straight to the full $49 dossier. Prices are shown in USD everywhere, with a live local-currency estimate underneath so you always know roughly what it costs in your money.
We removed Google Analytics entirely. Site-usage measurement now runs on our own first-party, cookieless analytics — no ad-tracking, no cross-site profiling, no data shared with third parties. Our cookie policy now describes exactly what we store, and it's finally the whole truth.
You can now export a machine-readable copy of everything we hold about your account, or permanently delete your account, from Settings. Billing records are kept pseudonymised for the period tax law requires — everything else goes.
A live /status page shows whether the platform's core systems (site, database, payments, email, AI engine) are operational, so you can check at a glance.
Greece joins the UK, France, Spain, Portugal and Türkiye with full support: golden-visa three-zone thresholds, transfer-tax and cost breakdown, notary/Ktimatologio steps, and local price data. The engine now analyses Greek addresses end to end.
Each generated dossier passes a deterministic validator (the rental, exit-forecast and tax maths must add up) and records which model produced it. A weekly automated evaluation runs golden test properties through the full paid pipeline so quality never drifts silently.
When several professionals quote on your request, each conversation is now a separate private thread — no professional can see your messages to a competitor. Verified badges now mean a human checked the firm's registration, and you confirm when work is done before rating.

Paid products are only charged after they're successfully generated and saved, every purchase is delivered three ways (on-page, dashboard, email), and refunds/disputes reverse access automatically. If a generation falls back to lower quality, you aren't charged.
Every dossier now includes a Local Intelligence section that names the specific laws and regulations affecting your address — PEUAT, AL containment, DPE class G ban, leasehold tail risk, okupa zones, plusvalía municipal. Each risk is tagged Low/Medium/High/Critical with a concrete mitigation step.
Two-scenario rental analysis added: long-term let (monthly rent range, gross + net yield, effective tax rate) and short-term let (nightly range, occupancy, licence status from available → banned). Replaces the old hand-wavy ‘market-average’ estimate.

All French addresses now return real registered transactions from the CEREMA DVF+ endpoint, with adaptive bbox radius and weighted-median fair-value algorithm.
All UK addresses return real Price Paid transactions from the Land Registry SPARQL endpoint, town-matched over the last 24 months.
