Cheapest residency route. You can still buy a home — it just isn't the qualifying mechanism.
Golden Visa — €250k tier
Greece
€250k still buys residency in lower-demand areas via conversion/restoration of commercial-to-residential or listed buildings.
The €250k tier now only applies to specific property types/areas.

Relaunched route — ~€250k into a qualifying real-estate fund grants a long-term (up to 10-year) residence permit.
Direct property purchase was deferred; the fund route is the live one.

Greece
€400k property threshold for most of the country outside the top-demand zones.

~$400k (≈€370k) property held 3 years grants citizenship — the fastest property-to-passport route. Strict valuation rules since Jan 2026.
Value must match the SPK appraisal and tapu exactly; 451 citizenships were revoked for valuation fraud. Budget $430-450k liquidity.

Greece
€800k threshold in Athens, Thessaloniki, Mykonos, Santorini and islands over 3,100 residents. One property, min 120 m².
