Most Spanish listings are controlled by seller-side agencies whose duty is to the vendor, often duplicated at inflated foreign-buyer prices. An independent buyer's agent sources on- and off-market stock, negotiates for you, and screens for legal or structural problems before you commit.

In Spain a buyer's agent (personal shopper inmobiliario) isn't separately licensed, so judge them on independence: they should work for you under a written mandate and be paid by you, not take a cut from the seller's agency. Many reputable ones belong to AEPSI, the Spanish personal-shopper association.

What does a buyer's agent do in Spain?
They work only for you — sourcing on- and off-market property, arranging viewings, negotiating the price and coordinating the legal checks. A seller's agency, by contrast, owes its duty to the vendor.
