First-Look Brief
$9per property · entry point
A one-page, grounded first read on one property or area for $9: the current price level for the neighbourhood, the recent rule and tax changes that affect buyers there, and whether the market is rising, flat or cooling — with real sources. The easiest way to start; step up to the full dossier when you're serious.
Get the $9 brief →Greece Golden Visa Optimizer
$99Your budget + target area
Greece kept its property golden visa — but the threshold is €250k / €400k / €800k by zone. This $99 dossier maps your budget and area to the tier that actually qualifies, the €250k conversion route, and the 5-year renewal + family + citizenship mechanics — the layer the general dossier only notes as 'a visa exists'. Eligibility to verify, not a guarantee.
Get the $99 dossier →Portugal Short-Let (AL) Yield Dossier
$79The parish / building
Where Portugal still issues new AL licences and where short-let yield survives, parish by parish, plus the grandfathered-licence acquisition play — for $79. The general dossier gives one AL flag; this gives the map and a ranged, honest yield picture. Potential to verify locally, never a promised return.
Get the $79 dossier →Spain Rent-Safe Yield Dossier
$79The city / municipality
Where Spain's okupa risk and zonas-tensionadas rent caps leave viable, non-capped yield — block by block, with the eviction timeline and mitigations — for $79. The arbitrage the general dossier can't run. Risk and potential to verify, no 'okupa-proof' promise.
Get the $79 dossier →France DPE Renovation Play
$89The property / area
The France DPE F/G rental-ban discount play: buy energy-poor stock cheap, renovate to re-let. The $89 dossier gives the renovation-cost-vs-uplift economics and the 2025/28/34 ban timeline as a buy-window — where the general dossier only flags the DPE grade. Get a real devis; nothing is guaranteed.
Get the $89 dossier →Portugal Golden Visa (Fund Route)
$99Your budget + goal
Portugal's golden visa is now fund-only — real estate no longer qualifies. This $99 dossier explains the €500k qualifying-fund route, the 5-year hold and citizenship path, and the honest risks (illiquidity, capital risk) — pure intelligence, not fund advice. The general dossier can't tell you a property no longer buys the visa.
Get the $99 dossier →Negotiation Brief
$29per property
A comparable-backed offer strategy and a ready-to-send offer letter: what to bid, which defects justify a cut, and how to phrase it for this market.
Get the brief →Visa & Residency Pathway
$39per buyer
How this purchase maps to residency for your nationality and budget — golden visa, Portugal's D7 (passive-income visa), NHR tax status, or citizenship-by-investment — with thresholds and timelines.
Map my pathway →Document Decoder
$24per document
Upload the reserva (reservation contract), escritura (deed), compromesso or tapu (Turkish title) — we explain every clause in plain language and flag the traps. Not legal advice.
Decode a document →Title & Due-Diligence Guide
$39per property
The title checks a lawyer runs before you commit: which registry proves clean title, how to spot liens, unpaid fees, occupancy and planning issues, plus the exact documents to demand from the seller. Not legal advice.
Get the checklist →Closing & Completion Roadmap
$39per purchase
Your step-by-step path from offer to keys: reservation → deed, the notary's role, which taxes are due when and who files them, deposit/escrow mechanics, and the post-completion tasks. Not legal advice.
Get the roadmap →Power of Attorney & Representation
$29per buyer
How to buy without flying out: when a power of attorney is needed, how to grant one (apostille, sworn translation), which powers to withhold for safety, and how to pick an independent representative. Not legal advice.
Get the guide →Neighbourhood & Street Deep-Dive
$34per area
A micro-location report for the exact street or barrio you're eyeing: safety block-by-block, who actually lives there, noise and short-let saturation, walkability, transport, price trend for this area vs the city, and the planned developments that could lift or sink value. Buy with a local's eye, from anywhere.
Analyse the area →Tax Residency Simulator
$39per buyer
Where would this move make you tax resident — and what would it cost? We model the 183-day rule, the double-tax treaty, and the regimes you may qualify for (Portugal's IFICI, Spain's Beckham Law, Italy's flat tax, the UK's FIG) across stay-vs-move scenarios with an effective-tax estimate. Not tax advice.
Run the simulation →Independent professionals
Solicitor Introduction
first intro free
A hand-off to an independent, verified solicitor who handles the legal purchase. You engage them directly; firms pay us a referral, never a cut of your deal.
See verified firms →Buyer's Agent Match
free intro
An introduction to a vetted independent buyer's agent who works for you, not the seller. You engage the agent directly; they pay us the referral.
Start with a dossier →Independent Valuation
you pay the provider
We point you to an independent RICS-standard valuer (or local tasador / expertise) to confirm the property's real worth. You book and pay them directly.
Get introduced →Building Survey
you pay the provider
We point you to a vetted local surveyor for a full independent building survey, so hidden defects surface before contracts. You book and pay them directly.
Get introduced →Structural & Seismic Check
you pay the provider
For Türkiye and other seismic zones: an independent engineer assesses structural integrity and earthquake resilience against the local hazard band. You book and pay them directly.
Get introduced →These are independent providers, not Outpost services. You engage and pay them directly — money never passes through us, so we stay unbiased and take no cut of your deal.

Questions
Why three tiers and not five?
You are either buying one property or you are buying many. Anything more granular adds friction without improving fit. Watchlist is opt-in for one-off ($5/mo) and free for subscribers.
What does the dossier actually contain?
Subject geocode + nearby comparable sales, valuation vs. listed price, full purchase cost breakdown (transfer tax, stamp duty, notary, agency, legal, FX), rental analysis (long-term + short-term), country-specific legal risks for your nationality, financing paths, and a 'what happens next' timeline.
How is the Investor annual price calculated?
$1,290/yr vs. $129 × 12 = $1,548. You save $258 (~17%, equivalent to two free months).
What is Concierge?
A flat $1,500 per transaction for fully managed, done-for-you purchase support: a dedicated point of contact, unlimited dossiers for the deal, partner introductions, document review and negotiation help — no percentage of your deal and no held deposit.
What about pricing for solicitors?
Solicitors pay to be listed: either per matched buyer, or a monthly/annual subscription plus a flat per-match fee — see /for-solicitors. We never take a percentage of the transaction, and a buyer's first solicitor introduction is free.
Why is the price not higher given the savings?
A dossier typically prevents $15,000-$75,000 of foreign-buyer mistakes (wrong tax band, missed non-resident surcharge, rogue agency fee, mortgage cap surprise). At $49 the ratio is ~1:300 — sustainable for us, no-brainer for you.
What Outpost is not
Not a law firm. We prepare and screen; an independent local solicitor does the legal due diligence and conveyancing. We can introduce one — you engage them directly.
Not an agent. We take no commission and list no property. Our read stays independent of whether any sale closes.
Not a portal. We don't sell you listings — we analyse the specific property you're already considering.
Not a money-mover. Payments and transfers run through your own bank and the notary, never through Outpost.
