Is annual property tax based on the price I paid?

No — and this is the most common budgeting mistake. Every one of these taxes is charged on an official assessed value (valor catastral in Spain, VPT in Portugal, valeur locative cadastrale in France, rayiç bedel in Türkiye), which is almost always well below the market price. What are Spain's IBI and Portugal's IMI?

IBI (Impuesto sobre Bienes Inmuebles) is Spain's annual municipal property tax, 0.4–1.1% of the cadastral value. IMI (Imposto Municipal sobre Imóveis) is Portugal's equivalent, 0.3–0.45% of the VPT for urban homes, with an additional AIMI above €600,000 of total holdings. How is Greece's ENFIA different?

ENFIA is charged per square metre of building area (a base of roughly €2.5–16.25/m²), then adjusted by location, age and floor coefficients — not as a flat percentage of value. A supplementary charge applies once your total property value passes €500,000. Because it is per-m², the calculator asks for the built area rather than just the price.

Does the UK have an annual property tax?

Not a value-based one. UK owners pay council tax, a banded flat annual charge (bands A–H) set by the local council, typically around £1,400–£4,300 a year. It does not scale with what the property is worth, so the calculator shows a typical banded range rather than a percentage.

Do foreign owners pay a higher annual property tax?

Generally no. IBI, IMI, taxe foncière, ENFIA and emlak vergisi apply at the same rates to residents and non-residents — there is no foreign-ownership surcharge on the annual property tax itself. (Separate non-resident income or imputed-income taxes can apply, which is a different calculation.)
